How Often Are You Changing Locks?
Seattle Housing Code mandates that landlords change all of the exterior door locks between tenants on or before the day the new tenant takes up occupancy of the property. Failure to do so can result in landlord liability should a break-in or any other property damage occur as a result of the use of an old key. Rekeying or replacing the locks are both viable options that meet the lock change requirements outlined in the code.
A Sliding Patio Door Handle Lock Is Not Enough?
All sliding patio doors must be outfitted with either a deadbolt or another approved locking device, such as a Charley bar or pin lock, in order to be in compliance with Seattle landlord and tenant laws. The mounting screws for the lock cases also must not be accessible from the outside.
Do Windows Need Locks Too?
People have a tendency to forget about locking their windows. Rental property code in Seattle requires that all openable windows be equipped with a latching device on the inside. The only exception is if the window is more than 10 feet above the nearest surface by which someone could access it.
Which Doors Require Viewers?
It is common to have a door viewer on the front door, but did you know that isn’t enough? Seattle law mandates that all exterior doors contain door viewers unless the door is transparent. Door viewers, sometimes called “peepholes”, are necessary safety precautions that allow tenants to make informed decisions about when they should open their doors.
Are There Rules About Deadbolts?
Deadbolts are a requirement on all exterior entrance doors according to Seattle rental property code. The deadbolts must have a thumb-turn on the inside and cannot require a key from the inside. The types of deadbolts that meet these stipulations are one-sided deadbolts and single cylinder deadbolts, but double cylinder (or double-keyed) deadbolts must not be used.
